You can’t read the housing market by looking at just one number.
I’m seeing a lot of headlines pointing to “lower pending sales” and jumping straight to the conclusion that the market is slowing down. That’s an incomplete—and often misleading—interpretation.
In West Windsor and Plainsboro, inventory has increased, but most of that supply is new construction or 55+ communities. Traditional resale homes remain limited, and more importantly, homes are still being absorbed—even during December and early January, historically the quietest time of the year.
That tells us something important:buyers haven’t disappeared. They’re just being more selective and more strategic.
As we head toward spring, understanding context, inventory composition, and absorption rate will matter far more than reacting to a single data point.
