Inventory is improving—but it’s not evenly distributed.
At a glance, January 2026 looks more balanced than the extreme shortage years of 2020–2022. Active listings are up, and the market feels calmer.
But when you look closer at West Windsor and Plainsboro, most of the inventory is concentrated in new construction townhomes or age-restricted communities. That means supply for resale single-family homes and condos remains limited.
At the same time, price appreciation has slowed. Buyers are paying top dollar only when pricing truly reflects location, condition, and competition. With mortgage rates dipping below 6% for the first time in three years, we’re likely to see more buyers re-enter the market—and more competition for well-priced homes.
